If you’ve already embraced the live small lifestyle, but are looking for a new place to set down roots – you’ve come to the right place. With fresh mountain air, tons of hiking, biking and other activities nearby, plus a lively Downtown and close-knit community, Flagstaff provides a wonderful place for tiny home living. We have lots available to those wishing to bring their own Tiny Homes, we just ask that you meet our community standards.

Criteria to bring your own tiny home to Tiny House Village:

Tiny home is completely up-to-code

Home is of Mountain-Style or similar appeal

Home size is no greater that 399 Square Feet

Frequently Asked Questions About Small & Tiny Homes

What are Tiny Homes?

The term “tiny home” is fairly self-explanatory: It is a much smaller than average house. Most consider tiny homes being 399sq ft or smaller. They can be built on foundations, but some come with wheels like a travel trailer.

What are Small Homes?
Small homes are slightly larger than tiny homes, but still a downsize from typical houses. Any home less than 1,000 sq ft is usually considered a small home.
What makes tiny/small homes eco-friendly?

They are more energy-efficient due to their smaller size. Less space to heat and cool means less energy used to do so. Tiny homes are also better candidates for having recycled materials used in their construction.

Can I park my own tiny house in Tiny House Village?
Yes. There are a few prerequisites that must be met, such as your tiny house being up to code and meeting certain aesthetic requirements.
Are The Tiny homes for Rent?

No, All homes are available for purchase only. Each home requires a pad rental however each home
must be purchased.

Do you have good internet?

Yes! We have lighting fast internet! We partnered with Quantum Fiber to bring fiber-optic cabling all the way into every house in the village and provide up to 1 gig service.

What is the pad rental and how much is it?

Each home is located on a pad. The property and pads are owned by the Tiny house village and are
thus leased to the homeowner.

Leases are either 1 year or 4 years and currently range between $1150 per month and $1250 per month.

What is included for the pad rental?

Rental costs cover water, sewer, trash, road maintenance in the village, clubhouse access,
community restrooms, laundry, outdoor entertaining areas, and common ground maintenance.

What amenities are available at the tiny house village?

The village has an awesome clubhouse that is available for residents to use and reserve for private
parties.

There are also restrooms, laundry facilities, showers, Bocce Ball Court, and a patio area with BBQ’s and a great outdoor entertaining space.

There are also three garages and numerous storage units available for lease (subject to availability).

What financing options are available?

We have a couple of lenders that will fund on our Tiny Homes. Unison Bank Greg Dole at 480-497-9800 or Nova Home Loans. Nova has the most options with as little as 5% down. Kim Dawson at 928-310-6458.

If I buy a Tiny Home what costs are associated with the purchase?

Our list prices include tax and there are no escrow fees. If a lender is used there will likely be some lender fees.

Will there be any airbnbs or short term rentals next door if I purchase?

No, the tiny home village currently prohibits any short-term rentals.
